- "Services" refers to all property verification, due diligence, title search, and related real estate services provided by LANDIZ.
- "Client" refers to any individual or entity using our Services.
- "Property" refers to any land, real estate, or property submitted for verification.
- "Verification Report" refers to the findings and documentation provided by LANDIZ after property investigation.
- "Due Diligence" refers to the comprehensive investigation process conducted on properties.
Services Description
LANDIZ provides the following property verification services in Nigeria:
Core Services
- Property and land verification services
- Title search and due diligence investigations
- Certificate of Occupancy processing assistance
- Property acquisition support and guidance
- Diaspora property representation services
- Real estate investment advisory
Service Limitations
- Verification services are based on available public records and information
- We cannot guarantee 100% accuracy of all information due to limitations in Nigerian land registry systems
- Our services are advisory and should not replace independent legal counsel
Client Responsibilities
As a client of LANDIZ, you agree to:
- Provide accurate and complete information about properties for verification
- Submit authentic documents and information
- Cooperate with our verification process and provide necessary access
- Make timely payments for services rendered
- Use verification reports only for intended purposes
- Not engage in fraudulent activities or misrepresentation
Warning: Providing false information or fraudulent documents may result in termination of services, legal action, and reporting to appropriate authorities.
Payment Terms
Service Fees
- All fees are quoted in Nigerian Naira (₦) unless otherwise specified
- Payment is required before commencement of verification services
- International clients may pay in USD, GBP, or EUR at prevailing exchange rates
- Additional costs may apply for complex verification cases
Refund Policy
- Deposits are non-refundable once verification work has commenced
- Partial refunds may be considered for cancelled services before work begins
- No refunds for completed verification reports
- Refund requests must be submitted in writing within 7 days of payment
Intellectual Property
All intellectual property rights related to our Services are owned by LANDIZ:
- Verification reports and findings are provided for client use only
- Clients may not reproduce, distribute, or sell our verification reports
- LANDIZ methodology, processes, and systems are proprietary
- Client data remains the property of the client, subject to our Privacy Policy
Limitation of Liability
LANDIZ provides verification services based on available information and reasonable diligence:
- We are not liable for errors in public records or government documentation
- Our liability is limited to the service fee paid for the specific verification
- We are not responsible for property disputes arising after verification
- Clients should obtain independent legal advice for property transactions
- LANDIZ is not a law firm and does not provide legal representation
Disclaimer: Property verification involves inherent risks. While we exercise due diligence, we cannot guarantee against all possible property issues or frauds.
Service Limitations
Our verification services are subject to the following limitations:
Geographic Limitations
- Services primarily cover major Nigerian cities: Lagos, Abuja, Port Harcourt
- Rural area verifications may have limited information availability
- International property verification is not provided
Information Limitations
- Dependent on availability and accuracy of government records
- Historical property information may be incomplete or unavailable
- Some traditional land ownership may not be formally documented
Termination
Either party may terminate services under these conditions:
- LANDIZ may terminate for non-payment or breach of terms
- Clients may terminate with written notice before work commences
- Termination does not relieve payment obligations for work completed
- All outstanding fees become immediately due upon termination
Dispute Resolution
Governing Law
These Terms are governed by Nigerian law, specifically:
- Lagos State Laws for Lagos-based transactions
- Federal Capital Territory laws for Abuja-based transactions
- Relevant state laws for other locations
Dispute Process
- All disputes must first be addressed through direct negotiation
- Mediation is required before any legal action
- Legal proceedings must be filed in appropriate Nigerian courts
- International clients consent to Nigerian jurisdiction
Force Majeure
LANDIZ is not liable for delays or failures caused by:
- Government office closures or strikes
- Natural disasters or extreme weather conditions
- Civil unrest or security situations
- Technical failures beyond our control
- Pandemics or health emergencies
Modification of Terms
We reserve the right to modify these Terms:
- Updated terms will be posted on our website
- Continued use of Services constitutes acceptance of modified terms
- Major changes will be communicated to active clients
- Clients should review terms periodically for updates
Miscellaneous Provisions
- These Terms constitute the entire agreement between parties
- If any provision is found invalid, other provisions remain in effect
- Failure to enforce any term does not waive future enforcement
- These Terms are binding on successors and assigns
